Welcome to our property! Please review the following check-in and check-out times:
Check-In: 4 PM to 11 PM Pensacola Time
Check-Out: Before 11 AM
Timely check-out is essential for us to prepare the property for the next guests. If you need a late check-out, please request it in writing in advance. We’ll do our best to accommodate you, provided there are no incoming guests.
Staying beyond the designated checkout time without prior written approval is strictly prohibited. If you do so, an additional charge equivalent to one extra day’s stay will apply.
Occupancy Policy
To ensure a comfortable stay, our cozy retreat accommodates a maximum of 4 overnight guests/tenants in two spacious king-size beds. You are welcome to have up to 4 additional visitors during the day, bringing the total to 8 for gatherings. However, only registered guests may stay overnight, and we ask that non-registered visitors depart by the end of the day.
This policy helps maintain a pleasant atmosphere for all guests. Please note that violating this policy may result in cancellation of your stay without a refund, which we want to avoid.
Key and Access Code Policy
If physical keys or access codes are provided, they are for guests/tenants use only. Lost keys will result in a replacement or re-keying fee. Unauthorized sharing of our access codes to others not registered or previously approved in writing will result in the immediate cancellation of the reservation without refund.
Wi-Fi Access
You’ll have full access to the Wi-Fi after booking or upon check-in, and we’ll provide the password so you can connect to our cozy retreat right away.
Please note, the internet is intended for work, streaming, entertainment apps, and phone connectivity. The WIFI must not be used for adult content, illegal activities, or any other inappropriate purposes.
Trash and Recycling
Please dispose of trash and recyclables in the appropriate bins provided. Follow any local waste management rules for recycling and waste disposal. Additionally, please remember to take the trash out on Fridays and return the bins to their designated location by the end of the day.
Cleanliness and Hygiene
We maintain high standards of cleanliness by working with a professional cleaning service to ensure your stay is spotless and comfortable. While we expect everything to be perfect, if you encounter any issues upon check-in, please don’t hesitate to let us know. We will address any concerns promptly to ensure your stay is nothing short of enjoyable.
Enhanced Cleaning and Maintenance Services for Extended Stays
For guests/tenants staying longer than 2 weeks, we offer standard or enhanced cleaning services. You can schedule an optional standard or enhanced cleanings for $75-$140 at any time. For stays of 6 weeks or more, a mandatory inspection and standard cleaning service will be conducted every 6 to 8 weeks, also for a fee of $75. This ensures the property remains hygienic and welcoming for all guests.
We appreciate your cooperation in maintaining cleanliness and promptly reporting any maintenance issues to prevent long-term damage. Your proactive communication helps us provide the best experience possible.
Additional cleaning services can be arranged upon request for a small fee, and pest control services are available free of charge to ensure a worry-free stay.
Pest Prevention and Control Policy
We are committed to providing a comfortable and enjoyable environment for all guests/tenants. To help maintain a pest-free property, please avoid leaving food out, keep kitchen and dining areas clean, and take out the trash on Fridays, returning bins to their designated location by the end of the day. These practices contribute to a pleasant experience for everyone.
While we implement measures to keep the premise free from pests, isolated incidents may still occur. If you notice any pests during your stay, please report them to us immediately so we can address the issue promptly.
We also offer year-round pest control services at no additional cost. Our pest control team is ready to respond swiftly to any concerns, allowing you to enjoy your stay without worry.
Repairs Policy
We are committed to ensuring your stay is comfortable. If any issues arise, we will repair or fix them within 24-48 hours, provided all necessary equipment and parts are available.
Please note that response times may be affected on holidays, which could delay the resolution process. Rest assure, we will address your concerns as quickly as possible during these times.
Plumbing and Toilet Usage Policy
Please do not flush wipes, paper towels, feminine products, or any materials other than toilet paper, as they can cause blockages and damage the plumbing system.
Any repairs or damages caused by improper use of the plumbing will result in an additional service fee being charged to your account/deposit.
Energy and Water Conservation
We kindly ask guests/tenants to be mindful of energy and water use during their stay. Please turn off lights, heating, and the fireplace when not in use, and keep the air conditioning set to 78 degrees when leaving the property. Conserve water wherever possible and report any issues, such as a dripping faucet or malfunctioning toilet, immediately.
Carelessness, including leaving water running or failing to address or report maintenance issues, may result in additional fees to cover avoidable water loss or damage. Excessive energy or water consumption beyond reasonable use may also incur extra charges.

No Pets Policy
To ensure a clean and welcoming environment for all guests/tenants, we strictly enforce a no-pets policy. Any violation of this policy will result in an immediate cleaning fee of $350 or more, depending on the level of restoration required. Additionally, violations will lead to the cancellation of your booking without a refund and may incur further charges for damages or disruptions caused.

No Smoking, Vaping, or Illegal Substances Policy
To maintain a clean and healthy environment for all, we have a strict no smoking, vaping, or illegal substances policy throughout the property.
Failure to comply will result in the immediate cancellation of your booking/renting without a refund, a cleaning fee of $350 or more, depending on the extent of restoration needed to eliminate odors and ensure freshness for future guests/tenants.
No Parties or Events Policy
To ensure a peaceful and enjoyable stay for everyone, we strictly enforce a no parties or events policy on the premises. However, small family gatherings to celebrate special occasions are welcome, provided they respect the maximum visitor limit of four people, maintain a respectful and noise-free environment, and cause no disturbances to neighbors.
Violating these rules will result in the immediate cancellation of your booking without a refund, and you may be held liable for additional charges for damages or disruptions. A minimum cleaning fee of $350 will also be charged to restore the property to its original condition if necessary.

No Commercial Photography
To respect the privacy and integrity of our property, commercial photography is not permitted without prior approval.
However, if you’d love to use our space for a special project or commercial shoot, we’d be happy to discuss the details! Please reach out to us in advance to explore how to obtain the necessary permissions and any applicable licensing.
No Loud Noises and Disturbances
We kindly ask that you respect our neighbors’ privacy during your stay. Please be mindful of loud noises and disturbances, as we aim to maintain a peaceful environment for everyone in the community.
HVAC Guidelines for Your Comfort
To ensure a comfortable stay, please follow these simple HVAC guidelines:
Set the AC: Keep the thermostat no lower than 69 degrees while in the home to optimize performance. Use ceiling fans to enhance cooling without adjusting the thermostat.
When Away: Set the AC to 78 degrees to maintain efficiency and comfort for your return.
Air Quality: We have a blue light filter in the HVAC system to reduce dust and airborne bacteria, ensuring cleaner air during your stay.
Vents: Please do not close any AC vents, as this can strain the system and decrease effectiveness.
Doors and Windows Policy
For the protection of the HVAC system, all windows and doors must remain closed at all times. Open windows or doors for an extended period can cause damage to the unit and ductwork.
No Candles, Incense, or Open Flames Policy
To ensure the safety and comfort of all everyone, the use of candles, incense, sparklers, or any open flames is strictly prohibited both indoors and outdoors.
As an alternative, you are welcome to use special oils or outlet plug-in diffusers to freshen the space and create a pleasant ambiance.
Violations of this policy may result in additional cleaning fees, charges for any damages, and immediate removal from the premises without a refund. Thank you for helping us maintain a safe, enjoyable environment for everyone!
Allergy Responsibility Policy
While we strive to maintain a clean and comfortable environment, we cannot guarantee our property is free from allergens, including food, cleaning products, plants, and pets. We are unable to control what our previous guests/tenants may have introduced, and despite thorough cleaning, allergens may still linger.
If you have allergies to nuts, pets, pollen, or other substances, we recommend bringing personal allergy medications. Please feel free to clean any areas or items you suspect may contain allergens to ensure your comfort and safety during your stay.
Severe Weather Safety
Your safety is our top priority during your stay, and it’s crucial to stay alert to severe weather conditions by monitoring local weather updates and warnings. In the case of extreme weather, such as hurricanes or tropical storms, guests may be required to seek shelter or evacuate the property.
While we will do our best to accommodate guests affected by such events, we reserve the right to either issue a refund for any unused dates or offer a future stay equal to the unused days, subject to availability within our calendar.
We encourage guests to have a personal emergency plan in place and remain informed during these unpredictable situations. Thank you for your understanding and cooperation.
